At Arhag, we are committed to ensuring every resident lives in a home that is safe, warm, dry and mould free. Damp, mould and condensation can affect any home, particularly during the colder months, and we understand the impact this can have on your quality of life.

Arhag has put comprehensive procedures in place to deal with damp, mould and condensation in your home.

Damp occurs when moisture builds up in your home, which can lead to mould growth. Common causes include:

  • Condensation: Moisture from cooking, bathing, or drying clothes indoors.
  • Structural issues: Leaks, rising damp, or poor insulation.
  • Ventilation challenges: Poor air circulation in enclosed spaces.

Mould often appears as green, black, or grey spots on walls, ceilings, and other surfaces. Left untreated, it can spread and pose risks to your health.

We are committed to tackling damp and mould proactively. Our measures include:

  • Regular property inspections: Identifying and resolving any maintenance issues that could lead to damp. From April 2024 as part of the annual gas safety inspection our heating contractor have been instructed to carry out a damp and mould inspection. Any issues identified will be reported to Arhag by the contractor for Arhag to progress and action.
  • Responsive repairs: Ensuring leaks, structural faults, and ventilation problems are fixed promptly. Our repairs contractor aims to carry out a mould wash within 24 hours once the issue has been reported.
  • Resident support: Providing guidance on how to minimise condensation and prevent mould growth. As well as this website you can also read our damp and mould guidance leaflet.

Preventing damp and mould is something we can work on together. We are committed to tackling the issue and here are some steps you can take:

  • Good ventilation: Condensation is less likely to build up in well-ventilated and warm homes. Use extractor fans, open windows, and keep window vents clear to allow airflow.
  • Temperature control: Maintain a consistent level of warmth in your home, especially during colder months - our engineers recommend keeping your home between 15 to 18 degrees.
  • Clothing and furniture placement: Avoid drying clothes indoors without ventilation and leave a gap between furniture and external walls to promote air circulation
  • Cleaning: Wipe away any mould with an antifungal spray and dry the area thoroughly. Wipe the windows and window sills of your home every morning to remove condensation. This is especially important in the bedroom, bathroom and kitchen.
  • Extractor fan maintenance: Regularly clean your extractor fan to allow it to work efficiently. If your extractor fan is broken please let us know and we will arrange for our repairs contractor to either fix or replace if its beyond repair.

 

Contact us

You are not on your own – if damp or mould is concerning you despite your efforts, it could be due to structural or maintenance issues. For example:

  • Penetrating damp: Caused by leaks or damage to roofs, windows, or gutters.
  • Rising damp: Rare but caused by moisture seeping into walls from the ground.

Please report the issue to us as soon as possible. We will arrange for a professional assessment and take the necessary steps to resolve the problem.
