To legally end a tenancy, you must give us 28 days notice. This obligation is contained in your tenancy agreement.
Unless they are transferring within Arhag’s properties, all tenants are required to give 28 days notice. Except in the case of internal transfer, a surrender of tenancy form must be completed. The tenancy termination date is always the Sunday following the return of the keys, this is because all tenancies are weekly, starting on a Monday and ending on a Sunday. Tenants are liable for the rent until the return of all keys, the property is empty of possessions and any gas/electric card/keys are returned.
The housing officer will provide a termination acknowledgement letter. The letter will state the tenancy termination date, where and when the keys should be returned, a rent statement, appointment for a pre-void visit, advice on how to repay arrears or claim any credit on the rent account and advice about what condition the property must be left in.
Where a notice of termination is received but no keys received by 12.00 noon of the date of termination, we will visit the property to check occupancy and make arrangements to force entry/change locks as appropriate.
Where neither a notice of termination nor keys are received, we will treat the property as being abandoned and commence action for possession in the courts. The registered tenant will still be liable for the rent untill we obtain vacant possession of the property.
End of Tenancy Incentives
We offer incentives to tenants who serve appropriate notice when ending their tenancy, and who comply with our request to leave the property in a clean and tidy condition.
